A complete market analysis is provided in order to receive maximum rent
for your property. |
| CREDIT APPROVAL: |
We perform a complete and accurate credit report on each tenant. Former
landlords are always contacted for verification. |
| MOVE-IN/MOVE OUT INSPECTIONS: |
A representative of Alamo Area Real Estate Management will perform a
wall-to-wall inspection with each tenant when they move-in and when they move-out. The
inspection report is maintained in our file. There are no misunderstandings about the
condition of the property at the time a tenant moves in. When their lease terminates,
tenants are provided with a 20 point move-out checklist so the property is returned in
good condition. |
| PERIODIC DRIVE-BY INSPECTIONS: |
During the lease period, drive-by inspections are conducted in order to
check the maintenance of your home including the landscaping and lawn. |
| PERIODIC WALK-THRU INSPECTIONS: |
We will schedule a walk-through inspection if the exterior
shows any sign of neglect. Our tenants are expected to maintain the interior and exterior
of the property.

| REPAIRS: |
Required repairs are handled by Alamo Area Real Estate Management. We have
qualified contractors who provide same-day emergency service if required. We contract with
fair and reasonable service providers. Tenants are responsible for the first $40.00 of a
repair. |
| MULTIPLE BIDS FOR REPAIRS: |
At least two bids will be obtained for major repairs in excess of
$1,000.00. If an owner has a preferred repair person, we will contact them. |
| INSPECTION OF COMPLETED REPAIRS: |
When a repair is complete, an inspection is done prior to payment. You are
always informed of the nature of the problem and the remedy. Copies of all repair invoices
are included with your monthly statement. |
| EVICTIONS: |
The process of removing a tenant that is less than desirable begins as
soon as possible so that the property can be available for new tenants. Fortunately, this
rarely occurs. In most cases the eviction process takes 2-4 weeks. |
| MONTHLY FINANCIAL STATEMENTS: |
We collect your rent each month according to the terms of the lease
contract. This means that your check is mailed to you or deposited for you on time. An
itemized statement is mailed to you each month. |
| YEAR-END REPORT: |
You receive your year-end 1099 and an annual report-by-category in
January. |
